The total purchase price covers the cost of your unit and associated amenities. However, it typically excludes additional expenses such as registration charges, stamp duty, maintenance deposits, utility connections, and government levies which are paid separately.

Subject to availability and developer approval, upgrades are possible. You'll need to pay the price difference at current rates. Home loan customers should consult their banks before upgrades.

This refundable deposit ensures property tax mutation is completed in your name. Once you complete the mutation process with municipal authorities, the deposit is returned. If mutation isn't done, accumulated taxes are deducted before refund.

Maintenance charges commence from the date you receive the possession offer, regardless of whether you physically occupy the unit. This covers upkeep of common facilities and services from the handover date.

NRIs must pay through inward remittance via banking channels or from NRE/FCNR/NRO accounts maintained in India. Cash payments or payments from resident Indian accounts are not permitted.

Built-up Area includes your carpet area along with wall thickness and balcony space. Super Built-up Area goes further by adding your proportionate share of common facilities like lobbies, staircases, and lift areas. This is typically what developers use for pricing calculations.

Submit a completed application form with necessary documents, identity/address proofs, PAN card, photographs, and booking amount via cheque. NRIs need additional documentation and must use NRE/NRO accounts or foreign remittances.

For properties valued above ₹50 lakhs, buyers must deduct 1% TDS from payments to the seller and deposit it with the government within 30 days. This applies to resident sellers.

A Sale Agreement is a legal contract that outlines all terms and conditions between buyer and seller. It includes payment schedules, delivery timelines, specifications, and obligations of both parties. This document forms the basis for the final property transfer deed.

An Occupancy Certificate (OC) is issued by local authorities confirming that the building meets all safety standards and regulations. It certifies that the construction is complete and suitable for occupation. Banks require this for loan disbursement.

Most standardized projects don't permit customization as it causes delays and affects overall project timelines. Any modification requests are subject to developer approval and technical feasibility.

GST at 5% or 1% applies to under-construction properties. Completed properties with Occupancy Certificate are exempt from GST. The applicable rate depends on project status and government notifications.

It is clarified that the Completion Date as specified in this Agreement is the maximum time which may be taken, subject to prevention on account of Force Majeure Events, for the completion of construction and the issuance of Offer of Possession Letter to the Purchasers.

Facility Management Company means the person(s)/agency/body/appointed by the Developer or the Association as the case may be, who shall carry out the maintenance and upkeep of the said Building and who shall be responsible for providing the maintenance services within the said building or buildings forming part of the project.

According to the Real Estate (Regulation and Development) Act, 2016 (RERA), carpet area is defined as 'the net usable floor area of an apartment, excluding the area covered by the external walls, areas under services shafts, exclusive balcony or verandah area and exclusive open terrace area, but includes the area covered by the internal partition walls of the apartment'.
